How we got here
The 2,000-acre, 6,000-home community, located at 5708 Guthrie Trail, New Braunfels, is designed with various residential, commercial and recreational components, Southstar Senior Vice President Chip Mills said.
The development received City Council approval in June 2021 and broke ground in April 2022, according to previous reporting by Community Impact.
The development included collaboration with local entities, such as Comal ISD, the Greater New Braunfels Chamber of Commerce and the city parks department, to align their plans with community needs and priorities, Mills said.
The parties discussed school construction, park development and retail strategies aimed at maximizing benefits for both Mayfair residents and the broader New Braunfels community.
“We're putting hundreds of millions of dollars in infrastructure improvements to Mayfair,” Mills said.
The infrastructural investments made include water, wastewater and electrical systems, he said.
“[The investments] involved working closely with utility providers and municipal agencies to upgrade infrastructure to support the development and benefit the wider community,” Mills said.
The details
The development is approved for 6,000 residential units, including multifamily units, townhomes and single-family homes, catering to diverse income levels and housing needs, Mills said. Mayfair will consist of at least 330 acres of parks, 35 miles of trails and green spaces designed with pedestrians and cyclists in mind, promoting a walkable environment.
Midtown Mayfair is an 8-acre mixed-use area with a “downtown-like atmosphere,” Mills said.
The mixed-use area is set to break ground at the end of 2024 and will feature:
- Retail establishments
- Restaurants
- Offices
- Community spaces
- An 18-hole disc golf course
- A bicycle pump track
- Playground areas
- Pavilions
There will be 270 acres for retail and commercial development, which will offer shopping, dining and entertainment options, set to break ground in early 2025, Mills said.
According to an economic impact study from the developer, Mayfair is expected to:
- Create over 2,000 permanent jobs upon completion
- Generate total annual economic activity estimated to be around $320.2 million
- Contribute more than $2 billion to property values in the area
- Produce annual tax revenues over $30 million
One more thing
The master-planned community is zoned to Comal ISD, and the district broke ground on a new elementary school within Mayfair’s boundaries in April that is set to open next year, Mills said.
What’s next?
Mayfest, a free public festival, is scheduled to take place May 11 and will mark the official opening of the community, Mills said.
The festival will feature live music, food trucks, activities, model home tours and various entertainment options for residents and newcomers to the community.
