There are more than a dozen housing developments in various stages of development, from groundwork to houses for sale, in northeast Tarrant County.
The options include 1-acre lots, townhomes and mansions listed for more than $8 million. Here’s a look at options in Grapevine, Colleyville, Southlake, Trophy Club and Westlake. This list is not comprehensive.
Colleyville
Holt Farms
Project: Holt Farms will have 10 homes on 11.8 acres southeast of the intersection of Bandit Trail and John McCain Road. The neighborhood will feature upscale, custom-built houses developed by Calais Custom Homes, starting at $2.5 million.
Update: Home construction is anticipated to finish in the fall of 2026.
Park Hill
Project: This is a 16-lot development with 0.5-acre custom-built homesites starting at $2.5 million, said Jerrod Goff, community manager at Graham Hart, the developer.
Update: Seven lots are remaining on the site, according to the developer’s website.
The Bluffs
Project: A nine-lot development is coming to 13.84 acres near Pool Road and Wilkes Drive. The plans were approved on their fourth try with the Colleyville City Council in 2024. The original plan called for 19 homes, according to previous reporting. The gated community will feature an average of 47,000 square feet per lot, as well as a natural trail near Big Bear Creek and two common areas.
Update: Three of the nine lots have been sold, according to Atwood Custom Homes’ website. Another developer in the project, Travis Franks, said the project developers would seek final approval before the Colleyville City Council in June.
Grapevine
Ferguson Place
Project: The development is a 13.67-acre lot near Lonesome Dove Road with 34 lots. Depending on the location, the house is in either Southlake or Grapevine. One acre of the development is in Southlake city limits. The size of the lots ranges from 7,511 square feet to 12,104 square feet. The homes are within the Carroll ISD boundary.
Update: Ferguson Place has four lots left, as of April 21, according to Eason Maykus, president of Maykus Homes and Neighborhoods.
Grapevine Springs
Project: The 21-lot development was approved by the Grapevine City Council in July 2024. The development by Maykus Homes and Neighborhoods would include 21 two-story homes with Maykus Homes and M the Builders building houses.
Update: As of April 21, 19 of the 21 lots are available. Paving ongoing and lot delivery will take place in August, according to Maykus.
Dove Station
Project: The former location of a Food Lion grocery store and later Carroll ISD administration building is turning into 19 single-family homes on a 3.79-acre tract of land. Houses in the development will have a Grapevine address but be part of Carroll ISD.
Update: There are six lots left for purchase. A Maykus Homes model home is available for viewing.
Oak Hill
Project: The 21-lot housing development is located near Glade Road and SH 360. Grapevine City Council approved the project at the Aug. 15, 2023, meeting. The property was originally for a commercial development district, according to previous reporting.
Update: Dirt work started in early April for the housing development from 360 Land Partners LLC.

Southlake
Brumlow East
Project: A mixed-use development featuring a single-family residential component with 53 residential homes. Eight buildings with approximately 71,000 square feet of office and office/warehouse buildings on the project. Maykus Homes & Neighborhood is the developer and one of the builders. V. Patrick Gray Custom Homes and Providential Homes are the other builders who will construct the 27-acre residential portion of the property.
Update: Ground will be broken for the development in July, according to Maykus. He said deliveries of lots will happen in October of 2027.
Jane’s Place
Project: The 15-lot development will feature four open spaces on 22.7 acres off North Peytonville Avenue. The subdivision is named after the previous owner of the land, Arthur Janes. Coleigh Home is behind the development.
Update: Council approved a request to reduce the number of lots from 15 to 14 during the March 3 meeting. Other changes added 3,700 square feet of open space, and a reduction of front setback from 40 feet to 30 feet.
WillowTree Garden
Project: The development is 9.6 acres near the intersection of Carroll Avenue and Southlake Boulevard that features housing and retail. Council approved the development, which includes an office/retail portion called The Overlook, in May 2024, according to previous reporting. Developer Travis Franks, owner of WillowTree Custom Homes, is constructing 20 homes.
Update: The housing portion of a mixed-use development expired Feb. 21, but the development was not ready to be recorded. Council approved a one-year extension until March 4, 2027, for substantial completion. Franks said the groundbreaking will be in July, pending final approvals. He said only six villa lots remain in the 15-lot gated portion.
Trophy Club
Trophy Club Townhomes (Unnamed development)
Project: C Oil Investments has changed plans for a 35-townhome project in Trophy Club. The development features more than 10 acres across three different locations near Bobcat Boulevard, according to town documents.
Update: Trophy Club Town Council approved changes for Planned Development District 37, the concept plan and development standards for both phases of Bobcat Village at the Feb. 23 meeting. A change increased the open space from 1.3 acres to 1.5 acres and reduced the number of townhomes with property lines adjacent to the open space from 14 to six. Phase 1 features 21 residential townhomes, and Phase 2 would include 14 townhomes. No timetable for either phase was mentioned in town documents.

Beldonia At The Trophy
Project: Beldonia Homes, a Trophy Club-based development company, is building seven townhomes across from Trophy Club Town Hall.
Units will range from three bedrooms with 3 1/2 baths to four bedrooms with 4 1/2 baths, according to the online listing.
Update: Torelli Properties has all seven townhomes listed for sale, ranging from $1.3 million to $1.9 million.
The Trails
Project: An 18-lot subdivision will be developed on 7.6 acres. Foxwood LLC is behind the development, which will have lots ranging from 12,500 square feet to 24,700 square feet. There will also be a homeowners’ association with the development.
Update: The project gained approval from the Trophy Club Council during the March 23 meeting.

Westlake
Villaggio Westlake
Project: The development features 17 lots ranging from 1 acre to 2.35 acres on a tract of 37.5 acres of land. The minimum square footage for all homes starts at 5,000 square feet. Calais Custom Homes, Maykus Homes and Neighborhood and WillowTree Custom Homes are among the developers building houses. Houses will range from four to six bedrooms, five to 10 bathrooms, four-car garages or more, with prices at $5 million and up, according to previous reporting. It is in Carroll ISD or an automatic entry into Westlake Academy.
Update: The first house is currently on the market. The five-bedroom, seven-bathroom house features 9,537 square feet and is marketed by Knox Realty for $8.49 million.
Ventanas of Westlake
Project: Frank Bonilla and Otter Partners are developing 15.3 acres at the corner of Solana Boulevard and Campus Circle. The community will feature 51 luxury homes in a gated community and will have amenities such as a dog park. The total project value is $168 million.
Update: A groundbreaking ceremony for the development was scheduled for April 21, but was postponed due to rain. George and Noonan Luxury Real Estate Group has sold 20 lots and has 16 for sale. The remaining lots were sold to builders.
