Plano’s Planning and Zoning Commission approved a new concept plan for a multifamily development along Mapleshade Lane at a meeting June 15.

Plano Senior Planner in Development Review John Kim said the new plan waives a requirement for multifamily developments that are more than 5 acres to have quasi-public streets to separate the development into multiple blocks.
The proposed development will be constructed on a 5.08-acre area, per city documents. This requirement is not possible because of the shape of the lot and new driveway limitations, according to applicant Summitt Realty Group LLC.

The new development will have five levels and come with three courtyards, a park, a pool and a garage with six levels.
Kim said the site will still continue to maintain public safety, health and welfare requirements, and a functional street connection would depend on coordination from nearby properties, which would not be guaranteed.
A state law approved during the last legislative session allows multifamily residential developments in all nonresidential zoning districts by right. The Mapleshade development is one of four developments submitted to the city because of the new law, per previous reporting.
