Development updates Grand Parkway Town Center is slated to break ground in mid-2016 in Tomball.[/caption]

1. Grand Parkway Town Center is a 63-acre development that will be located at the southwest corner of Hwy. 249 and the Grand Parkway near Boudreaux Road in Tomball. NewQuest Properties Vice President Brad Elmore said the project will break ground in mid-2016 to allow its first secured tenant—Sam’s Club—to open later this year or in early 2017. The site will feature about 600,000 square feet of retail and restaurant space across 15 pad sites.


2. Greystar Development presented plans in August 2014 to Tomball City Council for a new mixed-use development at the northeast corner of Holderrieth Road and Hwy. 249 in Tomball. The project will feature retail and restaurant options as well as high-end, multifamily residential units. The project is on hold until the energy industry recovers.


3. A new Hutson family development has been delayed and is now scheduled to break ground in the first half of 2016 along Market, Cherry and Oak streets in Tomball, attorney and developer Bryan Hutson said. The development will feature about 10 businesses, including Fire Ant Brewing Company and Old Town Coffee Parlor, which was formerly planned to be called Union Coffee. Other possible tenants could include high-end retail or boutique shops, a steakhouse and other restaurants.


4. Two tenants began work on new facilities in the 120-acre Tomball Business and Technology Park at the northwest corner of Hufsmith-Korhville and Holderreith Roads last year. Packers Plus Energy Services broke ground in October on Phase 1 of a 17.4-acre tract that is expected to be complete in mid-2016, and Nickson Industrial Warehouses began work on a 5.12-acre tract in late 2015.


5. The National Realty Group has leased one of four new commercial spaces in the Tomball Industrial Park along Hufsmith-Kohrville Road to a yet-to-be-announced company. Additional spaces are still available with sizes ranging from 11,010 to 18,000 square feet.


6. Development firm 2978 Panormus LP has indicated plans for the $50 million mixed-use Peck Station development are on hold until the energy industry recovers. The development will feature a hotel, upscale multifamily units and retail, restaurant and office space near FM 2920 and FM 2978.


7. Bluejack National is a 755-acre private, resort-style community under construction in Montgomery on FM 1486. The 18-hole golf course on the property is the first of its kind designed by Tiger Woods in the U.S. A portion of the course opened to members in November, and a grand opening is set for April. The community will feature 386 private homes at build-out and a number of amenities, such as an outdoor movie theater, zip line, bowling alley and short course.


8. Magnolia Commons is a 142-acre proposed mixed-use project that will be located between FM 149 and Spur 149 along FM 1488. Austin-based Stratus Properties Inc. plans to develop the project with an 18-acre H-E-B location and 400,000 square feet of retail and restaurant space. Site details include a possible movie theater, a home improvement store, 12 pad sites and 1,200 multifamily buildings or townhomes. The project is anticipated to break ground by the end of the year to allow for a mid- to late-2017 opening.


9. Texas Glocal Partners began construction on a 16,000-square-foot office building along FM 2978 near Woodlands Parkway in Magnolia. The building will include a new office for The Woodlands-based Tipler homebuilders, and additional space will be available for lease when the exterior build-out is complete in March.

10. Timber Ridge Office Condominiums, which offers 36 office units across nine buildings, opened to tenants in 2015 along Egypt Lane in Magnolia. New tenants include a consulting business, an engineering company and a small construction company. SHB Development LLC is leasing and selling units to possible tenants with spaces starting at 1,200 square feet.


11. Construction on the 2-acre Triumph Center was delayed in mid-2015 due to rain. Triumph Pharmacy is expected to relocate from 6875 FM 1488, Ste. 300, Magnolia, to a larger facility in the new Triumph Center at 7030 FM 1488, Magnolia, in late January or early February.


12. West Lands Centre, formerly known as the Superior Business Park, is a 46-acre tract with a few existing tenants along FM 1488 near Lakes of Windcrest in Magnolia. Halberdier Real Estate acquired the property in July and plans to begin construction on revamping the site and nearby vacant land with Class A retail and office space in the second half of 2016.


13. Halberdier Real Estate also plans to break ground on a 20.2-acre mixed-use development near the new NorthGrove at Spring Creek master-planned community on FM 2978 north of Tomball in the second half of 2016. Both Halberdier projects have garnered interest from a convenience store, gas station, casual dining restaurants and high-end storage users.


14. Bernie’s Backyard opened in late July at 22318 I-45 N. in Spring and features former Tomball-based food truck The Black Garlic as well as BBQ Godfather and several other different dining options. The park is expected to add a sweets shop and 300-seat banquet hall by the end of this year.


15. Grand Central Park is a 2,046-acre project under construction in Conroe along Loop 336 and I-45. Johnson Development Corp. is developing the project to feature 500 homes in the West Village, 112 acres of retail space at 336 Marketplace, an urban living sector; a town center with shopping, dining and entertainment options and a business center with office space. Construction on the homes could begin in early 2016, and 336 Marketplace could open in late 2016.
