Developer Crescent Communities is working on its first two neighborhoods in Belterra since acquiring the Hays County master planned community last fall.

When built out, Belterra will include 2,000 homes on 1,600 acres off of West Hwy. 290. Currently there are more than 1,200 homes on-site, Crescent Vice President Tommy Tucker said.

Crescent finished work on a new neighborhood of 99 60-foot lots, called Mesa Verde, in late April and early May. The developer finished roadwork on a second neighborhood of 70 90-foot lots, called Seneca Trails, in mid-August.

Homebuilders Drees Homes and Sitterle Homes are among the builders in Seneca Trails.

"We have had a lot of interest from our current residents and future prospects," Tucker said. "We think it's going to be very successful."

Tucker said Crescent plans to continue development in Belterra, adding that there are roughly 600 lots left to sell before the community is built out.

"Belterra is being actively developed," he said. "We anticipate we will have another 108 homes built by next spring [and continue to] develop 100 to 125 lots per year."

The company is also marketing 90 acres of commercial development, dubbed Belterra Commercial.
