Multiple residential developments, some thousands of acres, are taking shape along FM 1486 in Montgomery County. The projects will also bring commercial and retail development.

The largest of the developments is an unnamed 5,700-acre master-planned project by Airia Development Co., which will border FM 1486, FM 1774 and Hwy. 249, Community Impact Newspaper previously reported. Home sales are expected to begin in 2023.

Magnolia Springs, a 665-acre master-planned development expected to bring 1,900 homes, and an unnamed 1,623-acre development announced in late December are both also underway on FM 1486. The latter development will begin constructing 1-3 acres of single-family sites in late 2022.

Brett Schoenfield, president of Bluejack National, a 767-acre private residential golf course community also along FM 1486, said the development is good for the county and Bluejack, which also has plans to grow in 2022.

“Like any area that goes through a growth spurt, we’re going to come back and look at it in 10 years and go, ‘Wow, I remember what it used to look like,’” Schoenfield said.


At Bluejack National, there are 18 homes ready to be occupied or begin construction in 2022 and about a dozen more homes that will be built after, Schoenfield said. Additionally, Bluejack will start construction on five new commercial buildings and its new 12,000 square-foot spa called The Sanctuary, according to Schoenfield.
