The homes are spread among 14 single-family communities, including nine communities currently under construction and five communities in design, according to the presentation. The city also included the count of 37 homes at Yaupon Trails, a community on Brown Road, which was completed within the last two years, to total 1,611 homes in 15 subdivisions.
"We have a wide variety of housing projects in the development or construction phase from patio homes to acre lots," Meyers said during the meeting. "All total, we're looking at over 1,600 new homes in Tomball with all these projects."
In the last 12 years, Meyers said the number of single-family residential construction permits peaked in 2018 with 110 permits issued in the calendar year. A low of three single-family residential construction permits were issued in 2009, he said.
"So far this year we have 63 that have been permitted with a lot in the queue, so we may get close to that 110," he said.
According to the presentation, construction is underway at Bethel Heights, a six-lot estate community adjacent to the Hunterwood subdivision off of Ulrich Road; Cherry Pines, a 268-lot subdivision on South Cherry Street; Copper Cove, a 52-lot community on South Cherry Street; Grand Junction, a 49-lot subdivision on East Hufsmith Road; Peltier Place, a six-lot estate community on William Juergens Drive; Timber Trails, a 105-lot community on East Hufsmith Road; and Tomball Estates, a five-lot estate community on Hicks Road. Homes continue to be built in new sections at Raleigh Creek, a 271-lot community on Zion Road, and Reserve at Spring Lakes, a 111-lot estate subdivision on Zion Road, Meyers said.
Additionally, communities in the design stage include Alexander Estates, a 251-home planned development on Spell Road; an unnamed six-home community by Arrowhead Properties on Baker Drive; Estates on Hufsmith, a three-home estate community on East Hufsmith Road; Raburn Reserve, a 400-home planned development on South Persimmon Street; and Tomball Heights, a 41-home community on Brown Road.
