A new retail and office center is underway at Westheimer Parkway and Greenbusch Road. The Marcel Group, which developed the Villagio Town Center, plans to break ground on a 58,500-square-foot office and retail center, named Marcel Commons, in October. The development is expected to open in 2015.

The 4.5-acre site is located at the northwest corner of Westheimer Parkway and Greenbusch Road. It will consist of 32,000 square feet of retail space, a 24,000-square-foot, two-story office building and a 24,000-square-foot drive-thru pad site, said Vernon Veldekens, CEO of the Marcel Group.

The Marcel Group is already working on signing tenants. Veldekens said the company gets about 10 calls a day from potential tenants who have seen the sign advertising Marcel Commons at its future location. At this rate, Veldekens expects the center to be 75 percent pre-leased by the ground breaking. The shopping center will contain both locally owned and national businesses.

"The leasing is just through the roof right now," he said. "I can't believe all the activity that's happening in that area."

Marcel Commons will be built around a theme that has not yet been determined.

"The development will have some sort of theme as we're not known for building cookie-cutter type developments," Veldekens said.
