Fulshear residents can expect changes near downtown with the addition of Fulshear Junction, a new mixed-use development.

The overview

Fulshear Junction, a 126.9-acre development by Century Communities in conjunction with the land owners that aims to promote community connectedness and spur economic development, was approved by Fulshear City Council at a May 21 meeting.

The development will be located north of FM 1093 and west of Wallis Street, adjacent to the Polo Ranch community, according to a May 21 news release.

The mixed-use development will integrate community elements such as mobility, infrastructure, tree preservation, walkability and green spaces, according to agenda documents.

“The vision here is to co-create a district where Fulshear comes together to work, shop, play and live,” said Chris Johns, one of the land owners, at the May 21 meeting.

According to the release, the development is set to include:
  • 251 single-family homes on 100 acres
  • Five commercial and mixed-use areas totaling 21.21 acres, which will feature shops, restaurants and offices, including a national day care facility already under contract
  • Parks
  • Recreational areas
In addition, a 5.3-acre tract will be given to the city to be used as a detention pond, which will benefit Harris Street and other downtown areas, interim City Manager Zach Goodlander said.


“The journey continues for Fulshear Junction with drainage and traffic analysis, among other things, before we see any vertical construction, but a development agreement marks a big step for their project,” he said in a text message. “I look forward to seeing the needed commercial development and hopefully its positive effects on the rest of downtown.”

By coordinating with the Fulshear Economic Development Corp., commercial developers want to ensure the project fills the city’s needs and wants by bringing in what the community is asking for, said Tajana Surlan, Fulshear Junction real estate broker, at the May 21 meeting.

“While representing my seller team, I look forward to enhancing the positive transformation of the Fulshear area as we continue bringing sales tax-generating businesses, office space and other commercial entities that enhance Fulshear,” she said.


Looking ahead

Before the developer can begin to plat the land, drainage and traffic impact analysis will need to be conducted and approved, Goodlander said.

The earliest homes could be anticipated to be constructed is summer 2025, though the development agreement states only 100 homes can be built in the first 12 months, followed by 100 the next 12 months and the remaining following, he said.
