Atlanta-based real estate developer Pulte has been tapped to build the new townhomes on the undeveloped lot at 3600 Shiloh road, just east from the Plano Gateway townhome community. Pulte currently has 28 actively selling communities in the Dallas-Fort Worth Metroplex, according to a presentation to the commission. The proposed community places each townhome on a 1,300 square-foot lot with a minimum unit size of 1,700 square feet, topping out at three stories, according to Commission documents.
“We have precious little spots, precious little open space and this open space is now turning into housing, which is what we need,” Commissioner Jeremy Thomason said during the meeting.
Pulte representative Mike Goza said he expects each townhome to sell in the mid-$500,000 range, based on Pulte’s market research.
The lot was previously zoned for a Challenger School Foundation private school that was never built, according to commission documents.

“I'm bullish on projects like this, and this was with a builder that obviously has tremendous amount of experience, has put in the legwork with the community, has listened,” Thomason said.
