Two ordinances codifying the rezoning of two properties in Richardson received council approval.

Both rezoning cases were previously approved by Richardson City Council with the ordinances adopted during the Jan. 8 meeting amending the city’s Comprehensive Zoning Ordinance to reflect the rezonings of the respective properties.

Two-minute impact

During the Dec. 11 meeting, council approved the rezoning request for Naturich Labs’ 125,000-square-foot facility that will include manufacturing, warehouse and office space. The company will use property located at 3200 Research Drive to manufacture cosmetic products.

A separate rezoning request for Sherman Lofts was also approved during the Dec. 11 meeting to allow the construction of a five-story apartment building that will contain 373 apartments, three live-work units and over 900 square feet of coworking space. As part of the project, the developer also plans to make a connection to the city’s Central Trail and finance the construction of a second left-turn lane on Sherman Street to accommodate increased traffic.


What’s next?

In both cases, the rezoning makes the proposed developments conforming uses for the respective properties.

Part of Naturich’s case involved the approval of a special permit, which stipulates that the occupant must receive a building permit within six months or the permit will expire, unless an extension is granted.
