Indiana-based developer Yeager Properties broke ground in early November for a mixed-use development that, when complete, will add 40,000 square-feet of office space to the SH 121 corridor.

Located on 3.8 acres at the northeast corner of Rasor Boulevard and Ohio Drive, Rasor Pointe is the second development by Yeager Properties since the family-owned-and-operated company moved here from Noblesville, Indiana, roughly three years ago, Marketing Director Eric Yeager said. The development, which is expected to be complete in late 2016, will feature 8,500 square feet of retail and restaurant space.

Leasing prices have yet not been determined, said Yeager, who estimates the open-air layout—which is a new concept design for the company—will provide approximately 160 office suites surrounding an inner courtyard that will house space for outdoor dining. Yeager Properties plans on leasing space starting in late December or January, Eric Yeager said.

Yeager Properties began about 20 years ago as a repair company and eventually transitioned the construction industry. Owner Scott Yeager, who is Eric Yeager's father, moved the company to Dallas about three years ago to expand its footprint as a property management company, Eric said.

The company plans to build a total of 12 to 14 office and mixed-use developments in the Dallas area with long-term expansion across Texas, Eric Yeager said.

“Now, our construction is entirely focused on our own projects,” he said. “We just felt like we had kind of pushed the limits in Indianapolis. For our clientele, target market and demographics, Dallas was by far the best [option.]. The area, growth and opportunities out here are far superior than anywhere else.”

Yeager Properties owns seven office suite buildings and four mixed-use sites in Indiana, and two office suite developments in McKinney and Frisco. Currently housed at its Frisco location, Yeager Properties will move its home office to Rasor Pointe upon completion, Eric Yeager said.

The company hopes to attract a diversified clientele in Plano, as many of its tenants at the Frisco location include an eclectic mix of lawyers, start-up tech companies and real estate businesses to name a few, Eric Yeager said. With its focus on accommodating local entrepreneurs and start-up businesses combined with the modern and artistic design of their developments, the company strives to create a sense of comfort and synergy among its clients, he added.

“The culture that [my family] has organically created is pretty cool, it’s been a lot of fun,” he said. “We really push for more of a noncorporate environment—not that corporate is bad— but [we offer] more of an in-touch relationship [with our tenants]. Our total vision is to ultimately create an energetic, focused and caring environment.”
