Grapevine Lodge Partners LP, which owns a SpringHill Suites by Marriott franchise, had a conditional use permit green-lit that will amend the previously approved site plan for the location near Grapevine Mills.

According to the presentation at the Oct. 21 Grapevine City Council meeting, the plan is to allow for a 1,387 square-foot expansion on the first floor of the SpringHill Suites for a relocated outdoor patio and change the outside appearance of the hotel, which is officially named SpringHill Suites by Marriott Dallas Airport North/Grapevine.
Owner Rakesh Patel said the franchise agreement with Marriott expires Dec. 22, 2026, so the planned renovations will need to be finished by then. He said the work will start by late 2025 and be completed before the contract expires.
The background
The hotel celebrated its 20th anniversary in July and was a Generation 3 model by SpringHill Suites. The rebrand will bring it up to a Generation 5, according to the presentation.
Planned renovations include:
- Removing one guest room, leaving 110 rooms available for booking
- Expanding the fitness center
- Relocating the patio from the rear of the property to the main entrance, with seating for nine
- Moving public restrooms in the lobby to a new location
- Relocating the kitchen to improve layout and functionality
- Expanding the indoor pool deck
- Removing one parking space for the patio relocation and adding another elsewhere
- Updating the building’s exterior to meet new design standards
- Fully renovating the lobby

A filing with the Texas Department of Licensing and Regulations on Oct. 26 shows an estimated cost of $500,000 for the work. The estimated start date is December 7, with an estimated completion date of October 30, 2026.
