The Frisco Planning and Zoning Commission on July 28 approved a zoning request for a 12-story multifamily high rise in the Wade Park mixed-use development.

Commissioners also approved a zoning request for a rezoning area for The Gate, a mixed-use development, for a mixed-use residential neighborhood.

Both projects are part of Frisco’s $5 Billion Mile along the Dallas North Tollway.

Wade Park

The 175-acre Wade Park mixed-use development on the southeast corner of the DNT and Lebanon Road will include a mix of retail, shopping restaurants, office space and residential space.

Representatives from Kimley-Horn and Associates, who are working with developer Thomas Land and Development on the Wade Park development, asked the commission to adjust the zoning to include the multifamily high rise, which will include a 10-story parking structure.

The multifamily high rise is in addition to about seven high-rise office buildings ranging between six and 35 stories high at Wade Park, according to development plans.

Jim Newman, representing the Wade family, said he was excited to be part of the project.

“The goal was to create a legacy that the family could enjoy,” Newman said. “[The Thomas Land and Development] proposal is way beyond our expectations and is the grandest thing we’ve ever seen.”

The Willow Pond Home Owners Association representatives also expressed their support for the project in a public hearing.

Commissioners said they like the transition the design has made since the inception of the project.

“I’ve traveled about 8 million miles in my career around the globe and I think this stands to be one of the best developments I’ve seen,” Commissioner Rob Cox said. “Being here about 18 years in the city, [this project] will definitely leave a long lasting legacy.”

The Gate

Zoning was also approved for a multifamily residential neighborhood at The Gate, another mixed-use development in the $5 Billion Mile to be constructed north of the future John Hickman Parkway.

The Gate is another mixed-use development along the Dallas North Tollway that will be constructed just north of the future extension of John Hickman Parkway.

The developer, Dubai-based Invest Group Overseas, wants The Gate to connect to other proposed projects such as Frisco Station, a mixed-use development adjacent The Star, according to development plans

Part of the plan is to also create sustainable open space. In the plan, developers have included hike and bike trails along Lebanon Parkway and Dallas Parkway.

Developers for Frisco Station and The Gate have worked together to coordinate a proposed trail alignment that travels through Frisco Station and up north to The Gate. The trail is expected to run through the Shops at Starwood, and will connect to future Grand Park, according to city staff.

“It’s another project that’s going to complement the rest of what’s going on in our city,” Commissioner Kevin Hodes said.
