December data from the Austin Board of Realtors shows the Central Austin market seems to be cooling down a bit with fewer home sales across two-thirds of the ZIP codes.

Additionally, median home prices fluctuated across the market. ZIP codes 78701 and 78703 saw the highest fluctuation of home prices year over year with disparities between $600,000 and nearly $800,000.

Seven out of the 12 ZIP codes had homes on the market longer in December 2023 compared to the same month in 2022. In ZIP code 78701, homes were on the market almost twice as long in 2023.
