Villas Del San Xavier, a future low-income 55-plus housing community at 2621 S. I-35, San Marcos, is making headway.

Villas Del San Xavier will be a part of a larger development called Bridgemore Senior Village, said Richard Shaw, the builder and owner of Lifestyle Development LLC. The project, which is also being developed by GML Senior Affordable Housing LLC, will house residents age 55 and older.

Shaw said his company decided to build this project in San Marcos because of the opportunity.

“We saw the opportunity with San Marcos being close to Austin and close to San Antonio and having a central place where seniors can live without having to write a check for [$300,000] or $400,000 to buy a place,” Shaw said.


The complex will have approximately 156 one- and two-bedroom units. A minimum of 5% of the project’s units will be set aside for tenants who have hearing or visual impairments. Unit pricing for Villas Del San Xavier is as follows:
  • One bedroom: $1,248 per month
  • Two bedrooms: $1,493 per month
Gina Larson, a representative of GML Senior Affordable Housing LLC, said the complex will have a dog park, a clubhouse, a fitness center, a beauty salon, a game room and a coffee bar.

The first resident move-ins are slated to begin in October, while the complex will be completed by the end of the year.

San Marcos Mayor Jane Hughson said she was glad to see the project will be opening soon.


“As our San Marcos population ages, we need this housing and a number of those are low-income individuals who can be served by this addition to our city. When I ran for office in 2014, the housing issue that I heard the most at that time was 'When will we have housing designed for seniors?' People wanted to bring their parents to San Marcos to be near family, including grandchildren. And we didn't have a lot of that type of housing stock then,” Hughson told Community Impact in an email.
