Hays County Commissioners approved a 306-acre master-planned development called The Mason Subdivision on Dec. 3.
The project is being developed by Qualico Developments, which anticipates a 10-year build-out for the six phases currently planned.Development Services Director Marcus Pacheco said the project would have 61 acres of open space and four acres of trails. Pacheco also said the development will dedicate 140 feet of right of way for a future road extension from Posey to Centerpoint Road.
The Mason Subdivision will consist of 886 single-family lots, a 1.8-acre commercial lot and a 2.3-acre lot reserved as an emergency services site, according to agenda documents.
Kevin Fleming, vice president of Qualico Communities said they are hoping to provide utilities, such as wastewater and water services—through the city of San Marcos.
“We are working with the city of San Marcos on both water and sewer, and hope to have that result probably by the end of January,” Fleming said.

Precinct 1 Commissioner Debbie Ingalsbe said that developers are also allowing a voting site location to be at the emergency services site and that they have been “accommodating” and “easy” to work with.
Hays County Judge Ruben Becerra thanked developers for investing in the community.
“By expanding the number of doors in our community, you are going to make housing more affordable,” Becerra added.
