Local Realtors answer questions about trends and offer tips to homebuyers and sellers considering buying or selling a home in or around Cy-Fair.

Is it better for a person to sell his or her home before buying a new home?

It is better to sell your home first unless you can afford two mortgages and associated costs. Ideally, we can coordinate buying and selling by contracting on the new home once the option period is over on the home for sale. Signing a temporary lease on the home can provide the time needed to close on the new home and move.

What is the best way to get the most money in a home sale?

Statistics show it is best to use a Realtor. Price it right. Have it move-in ready. Important factors include curb appeal, condition and cleanliness. Minimize contents to make your home feel larger. Your Realtor should aggressively market on the Internet, use a professional photographer and have open houses to maximize exposure.

What is the best season to put a house on the market?

The season is not a factor if you price and market the home correctly. Many people list their homes in the spring or summer when school is out. Early spring is my favorite time to sell in the suburbs of Houston because you are ahead of the listing rush.

What other issues should be considered before buying a home?

Take a look at the location and ownership cost of the home. Homebuyers should never buy without getting it inspected first.
