Southpark Meadows III, a 257,988-square-foot shopping center, is on the market.
Real estate firm CBRE's National Retail Investment Group announced Jan. 21 it is marketing the Class A real estate site on 25 acres at 9900 S. I-35 on behalf of Austin-based Endeavor Real Estate Group.
Southpark Meadows is the largest single shopping destination in the Austin metro area, according to CBRE First Vice President Chris Gerard.
"There are other areas like The Domain where you have the other grouping of retail around it but it's not all specific to The Domain, but here this is all one large project," he said.
The 425-acre Southpark Meadows mixed-use development consists of 1.6 million square feet of retail and includes a Cinemark movie theater as well as retailers Half Price Books, Spec's and Sheplers Western Wear. Sam's Club is a shadow anchor, meaning it is not part of the property for sale. Gerard explained Endeavor recently sold the first two phases of Southpark Meadows to Canada-based company RioCan. Endeavor finished leasing the third phase late last year and has one building—Conn's—that is still under construction, he said.
"It's a very attractive interstate frontage shopping center ... and the biggest draw at the property is arguably the Sam's Club. ... Somebody from far east or west Austin needing to go to Sam's, they'll drive pretty far out of their way to come shop at Sam's," he said. "While they're doing that, they'll maybe catch a movie at Cinemark or maybe take the kids to GattiTown."
