Lakeway City Council gave a green light Feb. 19 to JAR Deli Inc., an independent franchisee of Schlotzsky's Franchise LLC, to move forward with its plans to develop a Schlotzsky's restaurant with Carvel Ice Cream and Cinnabon microsites at 1206 N. RR 620, Lakeway.
The project includes an 11-car drive-thru, a structure that requires a special-use permit from City Council. According to JAR Deli's Jan. 3 written request to the city's Planning and Zoning Commission for the permit, Schlotzsky's corporate office will not allow any new sites to be developed without a drive-thru.
Council unanimously approved JAR Deli's request for a special-use permit on the 1.7-acre tract contingent upon the franchisee submitting a revised site plan removing one of three driveway approaches. Council members cited a city ordinance requiring that a minimum of 140 feet exist between drive approaches. The retail center plan submitted by JAR Deli with their permit request was inconsistent with this ordinance.
Troy Anderson, City of Lakeway building and development services manager, said that the applicant has agreed to make the necessary site plan modifications to comply with the ordinance.
Additionally, Anderson said that the signalized intersection at Debba Drive and North RR 620 is sufficient to handle any increase in traffic stemming from the build out of the retail site.
The property, zoned for office and retail, includes a 3,200-square-foot building and a 1,900-square-foot covered patio.
