According to Carr, Block 16 will feature up to 738,000 square feet of office space on the eastern edge of downtown. Block 16 is located on the north side of East Second Street between San Jacinto Boulevard and Trinity Street. The block is home to eateries, including P.F. Chang's, Fleming’s Prime Steakhouse & Wine Bar, and a Cafe Blue oyster bar.
“We are very pleased to be expanding our presence in Austin with the development of Block 16 and are excited to be partnering with Manifold [Development] to deliver a next generation office building to downtown Austin. Our focus is on creating a first-class experience for our customers, and we believe Block 16 will deliver on that promise,” Carr CEO Oliver Carr said in a statement.
Included in Carr's plans for Block 16 are food and drink offerings, a fitness center and several meeting spaces. The tower, designed by Gensler, will also feature 10-foot, floor-to-ceiling windows and open workspace layouts.
Leasing for the future tower is being handled by CBRE, and preleasing is already available.
“As Austin continues to generate the strongest office demand in the country, the emphasis has been on a ‘flight to quality,’ especially in the urban core,” CBRE Executive Vice President Troy Holme said in a statement. “Without a doubt, Block 16 will be an absolute ‘best-in-class’ trophy asset, and we are thrilled to be a part of the Carr Properties and Manifold Development team.”
Carr anticipates the Block 16 project will be completed in spring 2026. The tower represents Carr's second in the Austin market after the commercial group acquired the 22-story 100 Congress Ave. tower last summer. www.carrprop.com
