The district detailed over 76 subdivisions within its jurisdiction in various stages of planning and construction. This includes more than 3,600 multifamily units being built, along with 6,000 similar units in the works for the future, which the district hopes will bolster future enrollment numbers, according to the presentation.
The Mayfair and Morningside subdivisions are ranked among the top subdivisions in the district, with notable movement, including an increase in the number of available lots. The Mayfair subdivision has 6,000 total lots, with 45 units currently under construction, Hudson Huff with Zonda Demographics said.
The development of the two subdivisions is most impactful for the district’s elementary schools, according to the presentation.
Currently, the district holds the No. 2 spot in the region for new-home rankings, showing a sharp increase from previous school years, Huff said.
Why this matters
The forecasted data on new homes, neighborhoods and enrollment show a continuing pattern of growth in the district, according to the demographer's presentation. The quarterly reports provided by Zonda Demographics are one of many factors that help advise the board on future projects and inform its prioritization of district needs for future bond elections, Communications Specialist Salwa Lanford said in an email to Community Impact.
Bond projects could include improvements to HVAC and campus safety, renovations to existing facilities, and the construction of new facilities as the student body continues to grow, Chief Financial Officer Larry Guerra said.
The information is in its initial stages, which means a timeline for when voters could see a bond election is not available.
