The cities of Leander and Cedar Park led Williamson County in home sales in 2017 as Central Texas experienced a record-breaking year for total homes sold, according to a 2017 report released Thursday from the Austin Board of Realtors. Out of the cities in Williamson County, Leander experienced the greatest growth overall in 2017 with a 7.4 percent increase in single-family home sales, followed by Cedar Park at 4.5 percent and Round Rock with 3.7 percent. Leander saw 1,231 single-family homes sold in 2017, and the average home price also rose 11.2 percent to $315,910. Cedar Park saw 1,244 homes sold, and the average price rose 8.2 percent to $329,520. In the Austin-Round Rock metropolitan statistical area, which consists of Bastrop, Caldwell, Hays, Travis and Williamson counties, home prices increased by 5.4 percent in 2017. The number of homes sold also increased annually by 2.4 percent, which set an all-time high for the area, according to ABoR’s report. In the year-end report, Steve Crorey, the 2018 president of ABoR, said the pace at which annual home sales and prices are increasing in Central Texas is starting to normalize, which indicates the housing market is stabling. “Affordability in Austin and the surrounding areas remains a concern for potential buyers,” he said in the release. “It’s important to address this issue in the coming years through policies and development codes that allow for more diverse housing options so that everyone can participate in homeownership.”
