The big picture
The 8-acre mixed-use development, called Lexington Commons, was announced by Planned Community Developers in an April 29 news release following a rezoning request approved by Sugar Land City Council at two April meetings.
The development will be located in Telfair between Hwy. 59 and Lexington Boulevard, project officials said. The property is adjacent to the recently announced University of Texas MD Anderson Cancer Center coming to Sugar Land near Smart Financial Centre.
Digging in
Centered around a pedestrian plaza, Lexington Commons will bring professional and medical offices to the south side of the city alongside restaurants and retail, according to the release.
The site will be developed in two phases including:
- Phase 1: two office buildings and a parking garage
- Phase 2: an office building and a parking garage

Looking ahead
The first phase will begin construction this fall, with anticipated completion in the first quarter of 2027, Janssen said.
A timeline for Phase 2 will be dependent upon how fast the first phase is leased, he said.
