Residential market data shows home sales in the Conroe and Montgomery region experienced a 12.6% increase year over year in April.

The number of homes sold in the eight ZIP codes that comprise the Conroe and Montgomery area rose by 57 year over year, according to market data provided by local real estate firm The Spencer Team.

This comes a month after March saw an increase of 10 home sales year over year.

Market data shows the largest percentage increase in April came in central Conroe-area ZIP code 77304, where home sales rose nearly 47% year over year.


One of only two ZIP codes to see a drop-off, east Conroe-area ZIP code 77306 saw home sales drop 50% year over year from 26 sales to 13.
By the numbers

The median price of homes sold declined or stayed flat in six of eight ZIP codes in the region.

The largest drop-off came in Willis-area ZIP code 77318, which saw a 21.3% drop in median sales price, according to the market data.

In southeast Conroe, ZIP code 77302 bucked the trend, seeing a 20% rise to $385,000.
Six of the ZIP codes in the region also saw homes staying on the market longer year over year.


Data shows Conroe ZIP codes 77303, 77304 and 77306 all saw homes on the market on average at least 20% longer year over year in April.
One more thing

Home sales in the $250,000-$499,999 price range continue to comprise most of the region's home sales, accounting for more than 60% of all home sales in April.

However, more high-end homes are selling in the region, which saw 25 homes sell for over $1 million in April compared to 15 in March.
