Despite seeing a decline in five of eight ZIP codes year over year in the Conroe and Montgomery area, 10 more homes were sold in total in the region in March than in March 2023.

According to market data provided by local real estate firm The Spencer Team, Conroe-area ZIP code 77306 saw the largest drop percentage-wise—with fewer than half of the homes sold in March than in the year prior.

However, despite declines in most of the region, Conroe-area ZIP codes 77301, 77302 and 77304 all saw double-digit percentage growth in home sales year over year.

Meanwhile, median home sale price changes were split between the eight ZIP codes, with four seeing growth and four experiencing a decline. Data from The Spencer Team shows Montgomery-area ZIP code 77356 had the largest increase—a 31% spike to $485,000 in March.


However, the median price of homes sold in 77306 dropped 14% year over year to less than $205,000.
In terms of the average days homes have been on the market, data similarly shows an even split between the eight ZIP codes.

Four ZIP codes saw a decline, including 77301, which saw a drop of more than 42% to 69 days on the market, the fewest of any ZIP code.
What else?

More than half of all homes sold in the month of March sold in the $250,000-$499,999 price range, including 57 homes in 77301, 52 in 77304 and 49 in 77316.

Only 15 homes sold for more than $1 million, with 13 coming from Montgomery-area ZIP codes 77316 and 77356.
