The areas all benefit from proximity to Houston and a supply of affordably-priced, newly-built homes, according to the release. Additionally, below-average housing prices surged during this period, with average home sale prices below the metro area’s March average of $427,221.
The results
Brookshire, located in Waller County west of Houston, emerged as the fastest-growing market in terms of home sales, according to the release. The community saw a 167.7% year-over-year increase in sales for the first quarter, with 83 homes sold, most of them newly built.
This marks a continued trend for Brookshire, which also recorded the highest annual growth rate in home sales across Greater Houston throughout 2024, according to the release.
Waller followed as the second-hottest market, with a 74.6% increase in sales compared to the same quarter in 2024. Over 80% of transactions involved new homes, which emphasizes ongoing construction as a key driver in the area’s real estate activity, according to the release.
Hockley took third place, registering a 73.2% year-over-year rise in home sales, according to the release. Last quarter, Hockley saw a 211.8% increase year over year, Community Impact reported.What they’re saying
The top-ranking communities have experienced sharp increases in sales activity due to new construction and price-conscious buyers, according to the release. Officials say these results signal a strong demand for affordable homeownership options amid ongoing economic pressures.
“Given current economic conditions, Houston homebuyers are understandably prioritizing affordability,” HAR Chair Shae Cottar said in the release. “The communities on the list offer homes at price points that are attainable for a larger pool of buyers. This creates a pathway to homeownership for people who may have previously believed it was out of reach.”
