The average monthly rent for single-family listings in the Houston area reached $2,338 in September, marking a 1.6% increase from September 2023, according to the Houston Association of Realtors' September Rental Market Update.

Leased single-family listings held steady at 3,457 compared to 3,459 in September 2023, according to the report.

The report also found:
  • New single-family rental listings on the market increased by 7.6% to 5,494.
  • The average monthly rent of a townhome or condominium rental increased 4% year over year to $1,957.
  • The number of townhomes or condominiums listed decreased 7.1% year over year to 588 listings.

“The slowdown in leasing activity is a sign that the market is starting to cool down a little after a period of rapid growth,” HAR chair Thomas Mouton said in the report. “However, the Greater Houston rental market remains strong, and we anticipate continued demand for rental properties in the coming months.”
