A new community totaling more than 1,000 acres is coming to Houston’s Bay Area just off I-45.

The development, titled Midline, is from Brookfield Residential and CDC Houston, Inc., and will include 2,800 single-family homes, according to an April 22 news release from Brookfield.

Located west of I-45 South between El Dorado Boulevard and Grissom Road, the development will sit between Baybrook Mall and Challenger 7 Memorial Park, according to maps provided by Brookfield.

A grand opening event for the development’s model homes and its welcome center is expected to come in the first half of 2026, according to the release.


The first phase of the project will include 271 homes across six collections, according to the release. The first homebuilders as well as the projected prices for those homes will be announced in the summer.

Diving in deeper

In addition to thousands of homes, the development will feature several amenities, officials said. One such feature, called The Midline Club, will include an indoor event space, a second-story fitness center and a community room, as well as a swimming pool and other water features.

Another feature, called The Line, will be a trail network running through the community that totals 14 miles, per the release. It will include 15 nodes throughout the trail.


Three parks are also planned and will offer swimming pools, courts, playground and event lawns, among other attractions, per the release. Features focused on nature, as well as what officials call “a variety of architectural styles and lot sizes,” are planned as well.

The project will also be located within Clear Creek ISD, according to the release.

The background

CDC Houston bought around 3,000 acres of land in the area in the '50s, and over time sold off parcels for developments, Brookfield Senior Marketing Director Heather Gustafson said in an April 22 email.

Some of those developments have included Baybrook Mall in the '70s, a variety of shopping centers and the 199,000-square-foot Baybrook Passage, among other developments, Gustafson said.

That total amount of land has over time whittled down, leaving roughly 1,000 acres remaining, Gustafson said. Midline, as a result, is how officials intend to use the remainder of that land in the area.


Looking ahead

Construction on the model homes and inventory homes should begin by the end of the year or in early 2026, with the first homes slated to be completed in the second quarter of 2026, officials said April 22.

As part of the development, Brookside will extend Beamer Road, as well as Fife Lane, officials said.
