Development highlights


Developers are turning dirt throughout Plano. Some projects are for medical and office use, and some are large residential communities or mixed-use developments. The following are development highlights of different commercial and residential projects that are under construction.



1. The Artist Lofts


Located on 5.6 acres at G Avenue and the 13th/14th Connector east of North Central Expressway, the Artist Lofts is a 224-unit multifamily development that will include open space and public art plazas as well as a community center and swimming pool. The downstairs units will be artist lofts, perhaps including roll-up doors along the street front of the buildings for art shows. The community will also include a 50-50 mix of affordable and market rate units.

2. 17th Street Townhomes


A project by Carl Franklin Homes, 17th Street Townhomes will be located at 1709 K Ave. and will feature Zero Energy Ready homes, which are 40 percent more efficient than Energy Star homes. The new townhomes are expected to be complete this summer and will be priced in the upper $250,000s to $270,000s. The three-bedroom, 2 1/2 bathroom townhomes will feature structural insulated paneling, drought-resistant landscaping, hardwoods throughout and energy-efficient appliances.

3. Village 121


This 80-acre mixed-use development off SH 121 between Parkwood Boulevard and Preston Road will feature 474,000 square feet of retail, restaurants and banking. Other features include office space as well as a hotel. Tenants include McAlister’s Deli, Starbucks, Menchie’s Frozen Yogurt and restaurants new to Plano, such as Lazy Dog Restaurant, Taziki’s Mediterranean Cafe and Grub Burger Bar, some of which are expected to open this summer.

 4. Rasor Pointe


Mixed-use development Rasor Pointe by Yeager Properties is located at the northeast corner of Rasor Boulevard and Ohio Drive. The company will begin leasing its 167 office suites in June. The Indiana-based developer broke ground in November and the project will feature 40,000 square feet of office space and 8,500 square feet of retail/restaurants.

5. Legacy West

Construction on Phase 1 of Legacy West, which includes its urban village, is at 60 percent completion. Construction is on schedule for the mixed-use development’s grand opening on March 2, 2017, which is Texas Independence Day. Construction on Phase 2, which includes Legacy Hall food hall, started in late April and is expected to open in September 2017. When complete, Legacy West will be home to a number of retailers, corporations and restaurants, such as Tommy Bahama active wear store, JPMorgan Chase and True Food Kitchen.

6. Toyota Motor North America

The new headquarters at Legacy West is set to open in 2017. Located at the southwest corner of the Dallas North Tollway and SH 121, the 100-acre, 2.1- million-square-foot campus will include a fitness center, credit union, pharmacy, convenience store, cafe and other dining options. With seven buildings up to five stories tall and four parking structures, the campus will be the workplace for 4,000 employees. Construction is about 50 percent complete.


Timeline: January 2015-2017



7. Heritage Creekside


Located at the southwest corner of Plano Parkway and Alma Drive, Heritage Creekside will feature more than 400 mixed-use apartments, lofts, townhomes and single-family homes. The first phase of the project, which includes 327 multifamily units, is expected to be complete by the end of the year. The $900 million development by Rosewood Property Company of Dallas will also feature 127 single-family homes, and 2.3 million square feet of office space, restaurants, retail and a hotel.

8. Liberty Mutual Insurance


Roughly 4,000 employees are expected to start moving into Liberty Mutual Insurance’s new headquarters at Legacy West beginning in the fourth quarter of 2017.The $325 million campus will include covered parking and a rooftop garden as well as a health center, gourmet coffee bar and a full-service cafeteria for its employees. The new campus will also feature underground tunnels for deliveries and will be located about 100 steps from Legacy West.

9. Children’s Health Andrews Institute for Orthopaedics and Sports Medicine


Children’s Health broke ground Nov. 6 at the southwest corner of the Preston Road campus, 7601 Preston Road, for this four-story, pediatric-focused center. The new center is expected to open in 2017; however, it began seeing patients Aug. 31 at the Children’s Health Specialty Center located inside the medical center.

10. The Shops at Willow Bend

A $100 million redevelopment project at the Shops at Willow Bend is underway. Chicago-based Starwood Retail Partners bought the mall in Oct. 2014 and its redevelopment project includes building a hotel tower, an office tower along, a welcome gate and changes to the mall’s interior. A 125,000-square-foot building nearby, which is currently vacant, will also be redesigned to house other restaurants and retailers.
