Dallas-based real estate-focused private equity firm Brazos Residential has acquired The Thread apartment development.

Located just south of the Richardson border at 13606 Esperanza Road, Ste. 101, Dallas, the 606-unit development that first began construction in 1969 features apartments ranging from studios to three-bedroom units, in addition to amenities like pools, a playground and an outdoor kitchen area.

"The proximity of The Thread to other Brazos Residential properties and our corporate headquarters presents strategic synergies, supporting the expansion of our portfolio in our own backyard,” said William Hancock, managing partner and co-founder of Brazos, in a statement.

According to Brazos Managing Partner and co-founder James Roberts, the apartment complex recently had a land use restriction agreement lifted, allowing the firm to charge full market rates.

The move marks Brazos’ sixth asset in the North Texas region, according to the firm.

The Thread was previously owned by Spring Hill Investors LP, according to records from the Dallas Central Appraisal District.

“We are ... excited to make a positive impact for the residents and community through property-level improvements,” Roberts said in a statement.
