Yeager Office Suites of Plano, owned and managed by Indiana-based developer Yeager Properties, is expected to open Oct. 1 at 8105 Rasor Boulevard. The 45,000-square-foot building will host 167 suites, five conference rooms, two courtyards, four soundproof phone booths and about 8,500 square feet of retail space.
The retail side of the building will be home to an escape room and a restaurant. The restaurant and escape room have not been formally announced to the public, but 75 percent of the space will be used for the escape room, Building Manager Sheena Cook said. Having a mix of restaurant and retail creates a better synergy between our tenants, said Eric Yeager, director of marketing for Yeager Properties.
The largest suite offered is about 300 square feet and the average suite is about 132 square feet. The average suite rents for $726 per month, but tenants have options as low as $410 per month. The rent price includes the suite, use of all amenities, parking, an individual AC unit and Wi-Fi throughout the building, Yeager said.
Yeager Office Suites of Plano are designed for small businesses and entrepreneurs, Yeager said. Each tenant will have its own mailbox and address. Yeager expects to attract a diverse mix of tenants including information technology, real estate, a chiropractor, marketing companies and attorneys.
“The way things are going right now, we will be 100 percent full by April,” Cook said.
The opening marks Yeager’s first branded building and a company-wide restructure, Yeager said.
“We’ve noticed a change in not only how people office but how people work, and we believe to be on the cutting edge moving forward,” he said. “We’re restructuring everything that we do to facilitate the community and growth together and through that is our building, our events and our networking.”
With the company restructure comes a new design and layout for Yeager Properties. The majority of the 167 suites surround two inner courtyards. One courtyard will be used by tenants and members during the day, while the other courtyard will be used by tenants and retail customers.
“During the daytime, [tenants and members] can come outside, distress and relax,” Building Manager Sheena Cook said. “It will have Wi-Fi so they can do work outside. On weekends—mainly evenings—we’re going to open [the courtyard] up for events and networking.”
