The proposed project site is at the southwest corner of Alma Drive and Collin McKinney Parkway. At their July 26 meeting, commissioners received a presentation about the proposed development.
Bob Roeder presented on behalf of the applicant and said this “particular part of McKinney” needs a project such as this one. He pointed to the medical facilities across the street from the tract on Alma.
“This fits really neatly within sort of the infrastructure of business and professional services that are there,” he said.
Roeder expected the project to have an economic impact of $6.7 million annually, he said. Additionally, the zoning would prohibit the development from changing from senior apartments.
The 12.9 acres would be split into two tracts, with the senior multifamily uses on Tract A containing about 8.2 acres, and the remaining acreage would develop as a local commercial district, city staff said. The types of commercial development allowed in this tract include places of worship, day cares, banks, offices, restaurants, retail and personal service establishments, staff said.
Commissioner Brian Mantzey noted that this zoning would open the land up to drive-thru restaurants being permitted in this area, but said he did not take issue with the senior family living component.
“It’s a need that needs to be filled,” he said. “I do have concerns with ... allowing the drive-thrus without special-use permits. I’m hoping that we never see a drive-thru Taco Bell at our gate [at] the [AT&T] Byron Nelson [golf tournament].”
Commissioners unanimously gave the request a favorable recommendation. It will move forward to the Aug. 16 McKinney City Council meeting for consideration and final action.
