Lewisville City Council approved a drainage study near East Main and East College streets in preparation for a new housing development.

The study will be conducted by Teague Nall & Perkins, Inc. after the council approved the $59,000 agreement at the Sept. 23 meeting. The company has previously performed drainage studies for Lewisville, according to city documents.

The study is estimated to take three weeks, per city documents. Once the drainage analysis is complete, staff will evaluate the information to determine appropriate actions for a regional drainage solution and select an engineering consultant to design the necessary drainage improvements.

Last year, council approved a 600-unit multifamily rental housing development to be located at 701 E. Main Street, called The Standard at Old Town. Owner of the 17-plus-acre property, Granite Construction Company, along with Ojala Holdings requested a rezoning from heavy industrial to a mixed-used district in fall 2023.


The project will provide affordable housing in Lewisville's Old Town area and was approved by the Lewisville Public Finance Corporation on June 12, 2023, according to documents. The project will have one, two and three-bedroom apartments available to residents with various income levels. The styles will vary from cottages, townhomes and more traditional apartments.

The Denton County Transit Authority owns 13.7 acres adjoining the project to the west. A future DCTA headquarters building could be constructed nearby, according to documents. The Upper Trinity Regional Water District also owns property nearby, to the northwest of the subject site. A system of hike-and-bike trails is envisioned in the area along Prairie Creek, which is owned by the water district.
