Local Realtors answer questions about trends and offer tips to homebuyers and sellers considering buying or selling a home in or around Plano:

Advice for a seller: Prepare your home for the market
I have been an agent in this market for over 21 years. A big portion of what I do is help sellers prepare for listing their home on the market.

I would imagine most people have heard it’s a seller’s market. It is.  However, it is still vitally important to put your home in the best condition you can afford to. You will make the most money in the shortest amount of time.

The homes that are selling above list price are in move-in condition with little or no updating needed.

An experienced agent can guide you with the right choices.

Advice for a buyer: Buyers should be prepared and preapproved
Yes, it is a seller’s market. If you are trying to buy a home under the price of $350,000, it is particularity competitive.

It is important for a buyer to be prepared when they enter the buying arena. The first step is to get preapproved by a lender if you need a loan. You need to know what kind of loan you will obtain and how much you will be putting down. It is also important to get the guidance of an experienced, full-time Realtor that is in the market on a daily basis. They will know what you need to offer to win, and what other terms of the contract can set you apart from the pack.
