The final plat was recommended for approval by the Argyle Planning and Zoning Commission on April 2.
The overview
The final plat includes 7.66 acres of open space with 24-foot paved roads, 6-foot trails, a 4-foot sidewalk, a pavilion overlooking a pond and a trailhead pavilion. The property is adjacent to Liberty Christian School in Argyle and the town of Flower Mound.
The purpose is to connect the planned mixed use development to US 377 with a grand entrance, Civil Engineer Jason Weaver from GMcivil said.
A second entrance to the property will be for emergency access only at Smoot Road and US 377, according to town documents. Following Phase 1, there are plans for this entrance to become a second paved pathway into the development.
The unplatted tracts on the north and south side of this final plat will be platted at a later date, per town documents.
“The intent on the other tracts to the north and to the south [of High Plains Trail] could develop into several different things, but there is no plan for that specifically right now,” Weaver said.
The details
The property is located in the town’s extraterritorial jurisdiction, giving Argyle authority over some aspects of the property including the platting, while zoning and building authority belong to Denton County, Argyle Community Director Harrison Wicks said.
The municipal utility district for the Bartonville portion will own and maintain the roads and open space, Weaver said.
Additionally, no significant traffic issues are posed by the development, but a traffic signal may need to be installed in 2030 at the High Plains Trail and US 377 intersection.
Currently over 17,000 vehicles travel on US 377 per day, and the Texas Department of Transportation has plans to upgrade the road to four lanes, which will support up to 35,000 vehicles per day.

Overall plans for Furst Ranch consists of 2,300 acres to include:
- 404 acres of parks, trails and open space
- 3,000 single family homes
- 5,000 multifamily homes
- 1,000 single housing units
- 2 potential Argyle ISD schools
Argyle Town Council will consider approval of the final plat April 21.
