Houston-based real estate company Alexander Grene Development officially broke ground on the $78 million mixed-use project Lilac Field on March 27, according to a March 30 news release from the company.
The plot is located adjacent to the Mar Bella subdivision on Isla Vista Drive, at the intersection with Hwy. 96 in League City.
What residents should know
The mixed-use business park spans 24.5 acres and will include 70,000 square feet of retail and restaurant space and 220,000 square feet of flexible warehouse space, according to the news release.
Once complete, Lilac Field is planned to include 16 small warehouse units and seven retail and restaurant buildings, with warehouse tenants expected to include entertainment venues, gyms, child care providers and breweries.
Why now?
The developer noted that League City’s population has grown significantly, increasing from 83,560 in 2010 to an estimated 118,456 as of July 2024, according to the U.S. Census Bureau data.
Nearby developments such as Coastal Point, Kemah Crossing and the 705-acre Legacy master-planned community continue to add households to the area, as well as the Hwy. 146 expansion, which improves access to the site, according to the news release.
Quote of note
“Most suburban entertainment spaces are these boring retail outlets, and anytime we’ve spoken to local residents, there’s a strong desire of creating these unique spaces.” President of Alexander Grene Development A.G. Gupt said in the news release. “Why only Midtown or downtown? Why not in the suburbs?”
