The median price of homes sold in November in Pflugerville and Hutto declined, compared to November 2024 prices, according to data by Unlock MLS.

In Pflugerville, the median price of homes dropped from $384,495 in November 2024 to $358,250 last month. Meanwhile, Hutto’s median price dropped from $364,825 to $348,330.
Pflugerville’s housing market aligns with a trend seen across the Austin-Round Rock-San Marcos metropolitan statistical area. As home prices dipped in Pflugerville, so did the number of home sales by 11.1%. Across the metro, year-over-year prices dropped by 1.1% and sales declined by 15.9%.

"It is important to remember that November 2024 sales were boosted by the Fed's first cut in interest rates, and mortgage rates moved accordingly. This year's 16% drop appears steeper than it might under typical conditions,” Vaike O’Grady, market research advisor for Unlock MLS, said in a release. “While October’s government shutdown likely impacted November 2025 closings, the 5% year-over-year increase in pending sales is encouraging and shows that motivated buyers are reentering the market.”

Conversely, Hutto’s year-over-year home sales rose by 26.4% in the month of November.

Further data shows that between both cities, the housing market saw a rise in new home listings, from 169 to 196. Pending sales, or homes under contract, also rose from 135 to 187, while housing inventory increased from 3 months of inventory to 5 months.
