A new 8-acre mixed-use development is on its way to Pflugerville at the corner of FM 685 and Steeds Crossing.

At a May 9 meeting, Pflugerville City Council approved an ordinance zoning the land for urban and suburban district use.

The western half of the tract directly on FM 685 is zoned as an urban district, while the eastern half bordering an existing neighborhood is zoned as a suburban district.

Both designations allow for a mix of residences and businesses, but suburban district zoning limits density and allowed commercial uses more than urban district zoning.

The developer and architecture firm SKB Architecture & Design will bring a more defined site plan before council at a future meeting, but city materials state the land is slated to include both residential and commercial units.


The development is just south of another mixed-use development that recently received zoning approval called the Fairfield PUD, or planned unit development.
