Pflugerville City Council approved April 24 the rezoning of Pfluger Crossing and an area off Pfennig Lane near Walmart so the property owner could move ahead with a proposed gas station.

Previously the two areas, referred to as Pfluger Crossing and Pfennig Lane-FM 685 Commercial subdivisions, were zoned as Corridor Urban Level 4 (CL4). The council approved a rezoning to General Business 1 (GB1), which opens these areas up for different uses. (See chart.)

Gas stations are not allowed within 1,000 feet of the highway under CL4 designation, Assistant City Manager Trey Fletcher said, so staff decided a rezoning was the best option since a gas station on the corner near Toll 130 is "not beyond merit."

Fletcher said that the reason for the original CL4 designation was to avoid "uses that are not quite so desirable," but he said he is less concerned for this particular site now that the area has matured and more is known about its character and pattern.

"I anticipate that the balance of Pfluger Crossing will be developed with a mix of retail, commercial and health care uses compatible with the developed uses already in place," Fletcher said.
