While the Lake Austin real estate market remains the most expensive lake-based market in Texas, a new report has labeled the Lake Travis market the state’s biggest.
The report from LakeHomes.com was released in June and is based on listing data collected in May from several multiple listing services, or MLS.
Titled the Lake Real Estate Market Report, the document ranks the Lake Travis area as the biggest lake market in the state based on the combined list prices of its 877 properties for sale, according to LakeHomes.com media relations representative Dezirae McGee.
“We look at a comparison of data from 2018’s summer lake market report to 2019,” McGee said. “For Lake Travis, we reported the inventory of homes for sale has increased by a little more than 17%.”
The report defines lake homes and lake land as any home or lot listing that is adjacent to a recognized inland body of water, has a view of that body of water, has designated access to a lake or is within a community or development that considers itself “lake-focused.”
In summer 2018, there were 361 homes for sale in the Lake Travis Market. McGee said as of June 1, 2019 that number shot up to 424.
Lake Travis’ combined list prices total $623,574,159. Not only does that make it the largest lake market in Texas, but it is enough to rank it No. 4 in the country, according to the report.
Also of note, the Lake Austin real estate market is ranked the No. 1 most expensive in the state and No. 2 in the country, with the average home price valued at $2,760,489.
