The Grove at Shoal Creek, a 75-acre planned unit development located near 45th Street and Bull Creek Road, has been a controversial topic for two years. The PUD has pitted neighbor against neighbor and provided for several heated council meetings. The neighborhood and developer went into mediation over the issue and worked together to form an agreement on what the PUD should look like.

The latest

On Dec. 15, Austin City Council approved the PUD zoning for The Grove at Shoal Creek. Although council members added a slew of amendments, the final approval largely followed the parameters of the deal struck between the neighborhood and development during mediation. The development will bring added park space, commercial buildings and roughly 1,500 housing units.

What’s next

Approving the zoning of the project, although it was the last step in the battle between neighbor and developer, was the first step in a series of city approvals. According to developer Garrett Martin, co-owner of ARG Bull Creek Ltd., the project will need to go through roughly eight more months of additional city staff approvals before ground can be broken on the project. He estimates the commercial aspect of the project will take between a year and a year and a half to begin.
