Around 450 lots completed in Magnolia’s Audubon development

Last year, around 150 homes were sold in the community, Yager said.

“So our sales rates are really good,” Yager said. “And as we add additional products in 2023, we would expect the sales rates to climb because we’re going to be appealing to a broader segment of the market.”

Spanning 3,000 acres, Audubon is made up of seven different districts. In the Creekside North district, there are around 310 lots on the ground, and home construction is about 75% completed, Yager said.

“In our Audubon Park district, which is where the school is located, ... we have another 150 or so lots in that area and that are under construction,” Yager said.

In the Creekside South district, Yager said the developer will deliver several new products.

“One is a 45-foot product to Newmark Homes and to Perry Homes,” Yager said. “We’ll be delivering a 60-foot patio home product to Sitterle Homes. And we’ll also be delivering 80-foot lots, which is our highest price point thus far, to Sitterle Homes and to Drees Custom Builders.”

When it comes to the retail and commercial aspects of Audubon, Yager said the developer is in conversations with different groups about potential sales and/or joint ventures in the project.

“What we’re looking for right now is we want the right users that really bring a certain caliber of retail and/or multifamily development or office development to the project because we see this as a regional destination,” Yager said.
