Finding a home at an affordable price isn’t always easy, and homebuyers might feel they have to sacrifice location or community for an affordable price tag. At The Reserve on Sleepy Hollow, homeowners will find elevated living and affordable housing without sacrificing what’s important.

Sleepy Hollow is one of The Reserve Communities’ first new developments in the manufactured housing space. The brand-new, 500-site community offers affordable housing with a robust, high-end amenity package in a location just minutes from the heart of The Woodlands.

Vice President of Marketing Margaret Goodman said the community is offering brand-new homes on 40 to 50-foot-wide lots with three-car parking pads. Sleepy Hollow is selling homes through three of the most well-known manufactured housing manufacturers: Cavco In-Neighborhood, Clayton Homes, and Titan Factory Direct.

The homes are offered at varying price points, allowing prospective buyers to pick what suits their needs and budget. Prices start as low as $80,000 for a three-bedroom, two-bath move-in-ready home onsite, and individuals can custom-order a home through a manufacturer and have it brought in on their selected lot.

Sleepy Hollow features a modern amenity package, a 20-acre central lake, wide streets, a stone privacy fence, home details like front and back decks, new outdoor storage sheds, and fiber optic cable accessibility for residents’ wifi needs. The community also features an array of amenities, including:
  • pickleball court
  • basketball court
  • state-of-the-art fitness center
  • neighborhood pool
  • lake with catch-and-release fishing
  • community center
Sleepy Hollow is a site-rent community which means the company owns the land, and residents purchase their home from one of the manufacturers. Residents pay a monthly site rent fee, which gives community members full access to the amenities package and covers the management and maintenance of the community.

Goodman said the manufactured housing industry has been historically stigmatized as a trailer park full of 1970’s vintage mobile homes, but today, manufactured housing is a federally regulated industry that complies with Housing and Urban Development (HUD) standards that, coupled with innovative designs, have elevated the quality of the homes.

“These homes are energy-efficient and have multiple smart home features,” Goodman said. The homes come with a range of customizable finishes that homeowners can select, including granite countertops, walk-in closets, master bathrooms, multiple cabinet options, modern appliances, and other high-end finishes often seen in newly designed single family houses.

The community has regulations in place to keep its appearance attractive and ensure the neighborhood stays safe and welcoming. I think people are pleasantly surprised, if not shocked, when they tour our manufactured homes.”

Living in an amenitized new manufactured housing community is an amazing option, Goodman said. “Neighbors become friends and a sense of kinship can be fostered. I think people who tour Sleepy Hollow are going to be blown away by the amenities and the community they can become a part of.”

The Reserve on Sleepy Hollow is right across from The Woodlands at 10118 Falvey Lake Lane, Conroe and zoned to Conroe ISD. Located off of I-45, the community also offers an easy commute into downtown Houston. The Reserve on Sleepy Hollow’s grand opening is April 20, 2024.
