The project will be located at 5708 Guthrie Trail in Midtown—Mayfair’s recreation and retail hub.

The ground floor of the project will house Mayfair’s Homeowners Association. The top floor will house SouthStar Communities headquarters, Kristi Robinson, vice president of SouthStar Communities marketing and community relations told Community Impact.
SouthStar Communities has been located at 1118 Vintage Way in New Braunfels for about 10 years, and has plans to relocate to this new space in late summer of 2026, Robinson said.
Aside from office space, the project will also feature a cafe, which will serve as a gathering place for Mayfair residents and individuals coming into the community.
“We’re just very excited to work with a local business and have an opportunity to expose them to be one of the first retail establishments in Mayfair and create a great hang out place for the neighborhood,” Robinson added.
What else?
The cafe and office space will be part of Midtown’s first phase of construction, which also includes two recreational buildings for the neighborhood.
Celebration Hall—a 7,500 square-foot open air pavilion—and pool house is anticipated to break ground in late February or early March. The pool house will feature two pools—one for families and one catered toward adults, Robinson said.
Celebration Hall and the pool house are slated to open in summer 2026.
