In June 2025, City Council approved the creation of an in-city MUD on 230 acres of property near the northwest corner of University Boulevard and CR 110.

The tracts of land were rezoned to SF3, one of the city's single-family zoning designations, and would generally resemble typical subdivision standards of the city, documents state.

How it works

Planning and Development Services Director Brad Dushkin told council members in June that the MUD is a funding model that the developer uses to finance the construction of homes in the project with bonds.

Because the MUD will be located within city limits, its residents will pay taxes to both the utility district and city, he said, similar to communities like Salerno and Homestead at Old Settlers Park.
