It will depend on individual circumstances, but with interest rates and prices trending up, purchasing a house is more advantageous and affordable. Purchasing is also an investment into the future equity of the property, which you will never see a return with renting.

Talk to a mortgage professional first and foremost. They will learn to understand your situation and guide you through the steps to improve your situation if necessary. Debt-to-income ratio is the most important criteria they will look at. Reduce your debt. It may take time­—be patient.



Is the Cedar Park and Leander area considered a buyer’s market or a seller’s market right now?


Cedar Park and Leander are still in a seller’s market, but there are signs of the market stabilizing. Remember that it is dependent on location. Subdivisions may have different trends due to supply and demand.

Be specific in your needs. Wants will be a bonus. Homes will never have everything you want, and sacrifices need to be made to get everything you need for you and your family. Most buyers need:

What impact have online markets, such as Airbnb, had on the real estate market in our area?


Technology and online markets are making a push into this area. Austin is a destination city, and thus online markets have more affect in that area but will continue to push into the surrounding areas like Cedar Park and Leander.
