Southlake City Council heard the first reading on a Marriott Delta on Nov. 15.[/caption] Tuesday night Southlake City Council members approved the first reading of a site plan for Delta Southlake Center, a 15.872-acre development at the southeast corner of North White Chapel and SH 114 in Southlake. Developers said the development would be built in two phases. The first phase would consist of a six-story, full-service Marriott Delta hotel on 6.28 acres that will feature 240 rooms, a restaurant with a dining area and lounge, a bar, a business center, a fitness center and a conference center that contains a 6,000-square-foot ballroom at minimum. Phase 2, which is all conceptual, is expected to include two, five-story office building with retail; a six-story office building and a three-story parking garage. The developer said ultimately Phase 2 will be developed based on market demand. RREAF Southlake Hospitality LLC, the developer of the hotel, said the company plans to break ground "immediately" on the hotel if the second reading is approved. However, there is no timeline for when Phase 2 of the project would occur. Council Member Randy Williamson expressed concerns about the timeline of phasing in regards to landscaping. The site plan shows Phase 1 of the development would be landscaped with the hotel, but Phase 2's landscaping would not be complete until ground breaks on that phase. "You would have nine acres of really bad land surrounding a really nice hotel," he said. The developer said they will do landscaping on Phase 2 of the project to make it look nice. Council members also asked the developer to bring a revised site plan to the second reading that shows additional parking as some members felt there was not enough parking to accommodate hotel traffic. The second reading for the development is expected to occur at the Dec. 6 City Council meeting.
