The Shenandoah City Council has approved a zoning amendment for a 92-home residential development in Shenandoah, which is expected to be the highest density single-family development in the city's history.

Boulevard Green will be on 12 acres north of Vision Park Boulevard at the intersection of Vision Park and Pine Forest Drive, a roadway that does not yet exist, City Administrator Greg Smith said. The Pelican Builders development will feature 92 homes.

"Pelican has been looking in this area for a while," Smith said. "They've been on the fast track to get this project moving."

Smith said the city is working through the plans now, and construction could begin on the project in the next few weeks. Although there is no price point set for the project, Byron Bevers, Shenandoah Public Works director, said the development would feature some two-story homes. Although the City Council was concerned at the Feb. 14 meeting about possible three-story homes, Bevers said some homes would offer an attic, but they would remain under the 45-foot maximum height allowed by zoning.

A zoning amendment was required for the site, which is within an area zoned primarily for urban and multifamily development, Bevers said. Smith said the lots would be the densest within the city, with about 6 to 8 feet between houses. Other residential communities under construction, such as Lily and Marion, have at least 8 feet between homes.
