Thomas Ranch near Spicewood continues to progress on construction

Thomas Ranch, an over 2,200-acre community developed by Areté Collective near Spicewood, is continuing to progress with construction as the first residents are expected to move in early 2027, Managing Director Joe Rentfro said.

The overview

Within Thomas Ranch will be several different neighborhoods, with both single-family and multifamily housing options totaling 3,500 units.

Currently, 1,300 units are in various stages of build-out, Rentfro said.

Among those units, 500 are part of The Oakley, a multifamily apartment complex at Thomas Ranch being developed by Wasatch Premier Properties.

The 58-acre site at Thomas Ranch was purchased by Wasatch Premier Properties in 2024. Along with the apartment complex will be 100 for-sale townhomes developed by Wasatch on the site.

Construction for The Oakley is scheduled to start in September 2026, with the first occupancies being in late 2027, Rentfro said.

Another development currently in the works at Thomas Ranch is the golf community Loraloma.

Loraloma is a private community within Thomas Ranch that includes upscale properties and a variety of amenities.

Of the 1,300 units currently in development, nearly 300 are in Loraloma, Rentfro said.

Loraloma features a members-only 18-hole golf course designed by David McLay Kidd of Bandon Dunes and St. Andrews, which opened in October to those who have purchased lots in the Loraloma community.

Other amenities at Loraloma include a fishing pond, a swimming hole, a recording studio, a dance hall, private dining options, a spa, fitness facilities and more.

“I would call that [Loraloma] our high net worth or club community,” Rentfro said. “You have to be a real estate owner. ... Most of these amenities are behind the gate.”

The details

Along with housing, Thomas Ranch will include over 450,000-square-feet of commercial spaces in a “downtown” area for retail, dining and office use. Included in the commercial space will be a school and medical center.

Baylor Scott and White will provide medical services in the area. Currently, the company is interested in providing concierge medicine and wellness care, rather than a traditional emergency room with hospital beds, Rentfro said.

Thomas Ranch is in search of school partners for a middle school or high school, potentially with Marble Falls ISD or a private school, Rentfro said.

Community features beyond health care and a school include over 40 miles of interconnected trails, a history and cultural center, over 2 miles of river frontage and over 1,200 acres of preserved open space.

What’s next

Bids for Phase 3 of Loraloma’s construction will be sent out in June or July, which involves constructing roads to connect Hwy. 71 to the north end Pale Face Ranch Road, taking about 18 months to complete, Rentfro said.
